Property: 316.88 acres, more or less, located about 3 miles south of Devine, Texas and 1 mile east of Interstate Highway 35, with access from County Road 7611. Most of the property is in Medina County and a portion is in Frio County.
Price: $1,014,016. Price will be adjusted by $3,200 per acre based on a new survey.
Minerals: All mineral rights currently held by Seller, if any, will be conveyed.
Description: This is a highly productive irrigated farm with BMA irrigation water. The property is bounded on the north and west by San Francisco Perez Creek and bounded on the south by Chacon Creek. Soils on the property are all deep bottom land types with most of the property being Divot Series clay loam, with some Amphion clay loam, Hanis sandy clay loam and Duval fine sandy loam soils present. The majority of the property is watered by four center pivot systems, which are in good repair and working order. Water is supplied to the pivots by a booster pump from two earthen reservoirs supplied by piped in BMA water. Included in the sale would be gated irrigation pipe for watering odd corners.
